Okay so you now understand the importance of social media but you are thinking what shall l tweet? What shall l post to facebook?

Approx 50% of all estate agents in the UK have a social media presence of some kind but only a few that are really maximising this marketing medium most try it for 1/2 months then give up as they do not see any business directly from social media.

Social media takes time see it as building a house brick by brick. All good things take time and you have to be consistent and different which is incredibly difficult when there is so much else to do in your normal day.

Yes you have heard it before but content is king without good quality content your audience will simply switch off they will unfollow you on twitter they will unlike you on facebook.

It is making sure you find that balance that suits you and your companies brand. Having a good mixture of content will keep your audience interested and will also attract more people/companies to follow you on twitter and to like your facebook page.

You want to strive to be informative, expert in your field but also sociable at the same time. Property is a people business if they trust you they will instruct you.

Remember before you post anything think to yourself is this relevant to your audience, would they find it of value?

Would they share it to their audience? Would you like the post? If the answer is yes then click that post button!
Once you have the content right you then need to make sure you market your social media platforms.

By having good content people will find you, but in order to attract as many people/companies as possible then make sure
you have your facebook/twitter/you tube accounts on all your offline marketing material.

Think of it as taking on a great new listing if you do not market the property you will not get many viewings.

And last of all have fun!

New Year’s Resolutions?
To get fit, lose weight and start running again.

How long have you been with dezrez for?
I have been at dezrez for just over 8 years.  I have been very lucky to be part of such a successful company that has grown every year I have worked here. When I joined back in 2004 there was only 7 or 8 members of staff – now there’s over 70 of us!

A short background about yourself

I was born in Glasgow and moved to South Wales when I was two and have been here ever since, growing up in the Mumbles area of Swansea. I went to local primary and comprehensive schools and did my Software Engineering degree in the Swansea Institute. I worked as an Estate agent part time whilst in University and then Full time for a while until I met Ian Pearce (CTO of dezrez) when he was buying a house through the agency I worked for. We got chatting, a job at dezrez came up and the rest is history. In my time at dezrez, I have been a trainer, account manager, Head of Account Management and am currently Operations Manager. Personally, I enjoy Rugby and attempting to stay fit which contradicts my love of food. I have a little boy called Sam and am happily married to Laura (Liddell – Operations Manager of dezrez legal).

Funniest moment in dezrez
Ruling out any drunken Christmas related antics. Recently, Matt Davies and I broke down on the M5 whilst visiting a customer, you had to laugh as there was not much else we could do, sitting there panicking/laughing whilst cars flew past us on either side!

Favourite Film?
Super Bad! 

What sports teams do you support?
Scotland in all things Football and Rugby related, followed very closely by Wales. I always look out for the Swans score In the football as well.

What CDs do you keep in your car, favourite musics/ bands/ artists
Love the Killers, Oasis, Blur, Radiohead, Nirvana, REM, the Foos, RATM all those legendary bands from my youth really. I like a lot of new stuff as well, Swedish house Mafia are pretty good. 

Favourite food
Thai, Curry, nandos, or anything barbequed is pretty much fine by me. Bread and chocolate are a big downfall!

Most embarrassing moment
The Prime Minister, Tony Blair visited dezrez back when I first started at dezrez. I was supposed to take the photos of him with the bosses but he walked up to me and said “I suppose you want a photo”, he stood next to me – I was going to put my arm round him but he said “lets do the Gorbechov/Regan Handshake”. The worst part was that there were lots of press and TV people there – it went out on the news that night, I looked like a right moron. Plus I was much fatter and had a really dodgy hair cut! You can see the picture below.

Getting married to Lau, having my son, getting a degree, climbing Snowdon a few times, the Macmillan walk. Being part of dezrez.

I would recommend:
The dezrez Integrated phone software

It is by far my favourite dezrez plugin. You can see who’s calling, link directly through to the customer as they ring you. All calls are recorded against the client themselves and are within their cards. There are plenty of additional reports as well.

Wilf's Message

Moving forward is what we are about here at Dezrez. Making improvements to Dezrez involves looking at customer suggestions and the Uservoice system and working to integrate the suggestions into our product. Currently we are working on the top item in our request list on user voice, check it out! We hope to make this available in around 4 weeks.

With eyes on the future we will soon to be fixing up a series of seminars to discuss the future direction of Dezrez and we want you to attend. DezrezPM is a new building block with phase one now complete and due for general release on the 4th of March - phase 2 is currently planned and ready for development. Our order books are full for the next 20 weeks! With plenty more demand – our sales guys love the added attention!   

We have some great ideas for the future and would love to get our customers thoughts. We have a list of ideas and are looking at the direction of estate agency and how technology should move to assist. It’s an unbounded list containing all our weird and wonderful ideas, as well as the more main stream stuff. How will people run their diaries in 5 years’ time? We would like to share our list with you and discuss the changes that the Estate agency sector has seen and the future direction of our industry.

February brings the launch of...

A fantastic new property edit page! Is even more flexible, dynamic and efficient than ever before. The page is almost like an army knife, one which can do pretty much everything, and in many different ways. Here are just a few of the great features it includes:

  • Smart- This feature will auto-save any work on the property after 3, 5 or 10 minutes.
  • Time Saving- Upload multiple images at once – select a number of images and upload them all in one go!
  • Flexible- Change key features, for example you can now rename ‘Description 1’ to Main Description or Bullet Points to make things easier.
  • Clever- Customise the page to the way you want it – move boxes, delete features and add in your own personal touch.
  • Portable- Accessible on the iPad and iPhone – write a property on the go (need 3G or Wi-Fi)

What to look out for within the next few months! 

Polygon Search- It enables individuals to manually map out where they’d like to search for properties on an agencies website; allowing an agency to provide better search functions to meet the needs of their clients more closely. Ultimately providing a better service to their client base as they’ll visually be able to see the search parameters with which they are entering.

This is a screen shot of Zoopla's smart maps however we foresee that our Polygon search will look something like this, but on your own website. 

New Homes- This feature will allow you to effectively promote a property which is within a new build. Saving you even more time by enabling you to duplicate properties so there is no need for double entry. 

1. Upload multiple properties within one location. 
2. Increase chances of matching buyer requirements and criteria.
3. Present a portfolio of properties to interested parties.
4. Allows for both sales & lettings on your website.
5. Presents information more aesthetically.

Once it has been decided which listings are to be created then data is supplied from dezrez to create a listing on Rightmove. New Homes will enable you to present a portfolio of properties, easily populating data fields to successfully market individual plots.

This allows you to effectively promote a building with multiple properties within, differentiating with the costing’s, descriptions and property details which will be grouped within the property itself; essentially allowing an individual to see all of the properties within the development with ease. In addition this will save users plenty of search time as they can specifically identify all available properties within that property. 

This new feature enables agents to successfully market multiple properties from one location; increasing the success of matching a property up with a buyer because of the ability to present numerous property details. 

New Homes will enable you to present a portfolio of properties, easily populating data fields to successfully market individual plots.

Not only will this be beneficial for use on property portals but also within your own website. After uploading a ‘New Homes’ development the feature will allow you to automatically 'let' specific properties within the development to make life even easier for agents and investors. 

We understand the need for flexibility and our developers have adapted this development to meet the needs of not only the agent but also their clients.
